Gutter Repair in Thornton, CO

Thornton Expert Roofing brings in a roofer who isn't part of this site to fix gutters and downspouts that dent, sag, drip or overflow. Most repairs are one of four jobs: replacing hail-dented sections and downspout lengths, re-fastening a sagging run with new screw-in hangers, resealing or re-mitering leaking corners and end caps, or resetting the pitch so water runs to the outlet. Behind several of them sits the fascia board the gutter is screwed to. If that wood has gone soft, the hanger has nothing to bite into and the fix has to start there.

Gutter Repair Jobs by Failure

Hail-Dented Gutters and Downspouts

Aluminum is the soft target. InterNACHI's hail course says aluminum gutters dent fairly easily, copper less so, and steel is highly resistant, while vinyl gutters crack or puncture instead of denting. It teaches inspectors to look for dents from hail falling from above or blown in from one side, including inward and outward dents on the front face. Each dent is usually smaller than the hailstone that made it, with no scratch and no crease, because hail doesn't leave either. A ladder leaves something different: two dents or scrapes about 16 inches apart, right where someone would lean one. That distinction matters if the gutters go on an insurance claim, which is covered on the hail damage roof repair page. The repair itself is usually new downspout lengths, which HomeGuide puts at $30 to $75 each, and new gutter where the dents are worst.

Sagging Runs and Pulled Hangers

A gutter that dips between hangers, or has pulled a few inches off the fascia, has lost its grip. Older installs may hang on spikes driven through the gutter face into the fascia. Ask for hidden hangers screwed through the gutter into the fascia, or into the rafter tails behind it. HomeGuide prices a sagging gutter repair at $75 to $300, and hangers on their own at $2 to $3 each plus $50 to $150 an hour of labor. Two caveats. If the board behind is rotted, screws won't hold, and the board comes first: see soffit and fascia repair. And HomeGuide treats a section that sags even when empty as a sign the gutter itself is failing.

Leaking Seams, Miters and End Caps

On a seamless system, leaks usually start at the few joints it does have: mitred corners, end caps and the outlet drop where the downspout attaches. Those joints are held by sealant, and when the sealant fails, water finds the gap. Water then runs down the face of the house, and HomeGuide lists staining on the siding below the gutter and peeling paint under the roofline among the signs to watch for. Its price for a gutter leak repair is $100 to $225. A small hole can be filled with roofing cement, and seams cleaned and resealed for $1.50 to $6.50 a foot. A bigger hole gets a patch of metal flashing at $1 to $2 a foot. A rusted-through steel section or a split aluminum corner is better cut out and replaced than painted over with sealant.

Pitch and Overflow Problems

A gutter should fall gently toward its outlet. When the hangers settle unevenly, water sits in a belly in the middle or spills over the front at the low spot while the downspout runs half dry. HomeGuide prices a pitch adjustment at $75 to $200: the installer unscrews the brackets, resets the gutter's angle and fastens it again. Overflow at the outlet itself is a different problem. Usually it means a clogged drop or elbow, or a downspout too small for the roof feeding it; the sizing rules are on the gutter installation page. Watch the gutters during a hard rain once: where water comes over the front tells you more than a dry-day look. No storm in the forecast? A garden hose run into the high end of the gutter shows the same thing in a few minutes, from the ground.

Gutter Repair Prices, Fix by Fix

HomeGuide's national averages for gutter repair run $100 to $450 per job. Its line items:

Repair HomeGuide estimate
Re-pitch a run (reset the brackets) $75-$200
Fix a sagging gutter $75-$300
Seal a leaking seam or hole $100-$225
Replace a downspout $30-$75 each
Replace gutter sections $6-$17 per foot

HomeGuide's minimum call-out runs $75 to $200, and a two-storey house costs more than a ranch. The price climbs fast when the trouble is behind the gutter rather than in it. Rotted fascia or soffit at the eave adds carpentry; HomeGuide's fascia prices already count removing and rehanging the gutter. Ask for a quote that separates the gutter work from the wood repair, so you can see which one is driving the number.

A few things make the first conversation quicker: a phone photo of the problem, ideally taken during rain, whether the house is one storey or two, the gutter material if you know it, and roughly how long the affected run is. A good roofer can give a rough idea from that, then confirm it on site.

Gutter Repair Versus Replacing the Run

Repair makes sense when the system is sound and the trouble is local: one sagging span, two leaky corners, one crushed downspout. Three things push toward replacement instead.

Seamless runs don't patch well. HomeGuide notes that sectional gutters can be repaired one piece at a time, but a seamless run is one long piece, so serious damage anywhere usually means replacing the whole run. A hail-pocked 40-foot back gutter is a replacement, not a repair.

Old gutters are hard to match. HomeGuide warns that matching an older gutter is hard once the color has faded or the profile is discontinued. A new section in a different shade of white is something you'll see every time you pull into the driveway.

Age. HomeGuide's line is that past about 20 years, replacing the gutters is often better value than patching them. If your gutters went up with the house in the 1990s or 2000s, they are at or past that point, so get both prices before you decide. If the whole system is due, the options are on the gutter installation page, and adding gutter guards while the new run goes up costs less than adding them later.
